Design Opportunities
The lot is an exact half hectare. The home is approximately 2400 SF. I guess you could say it is a two bedroom. It has two bathrooms one upstairs and one down. The home is empty and will be sold "as-is". It doesn't have garage doors. The caretaker that looks after the property has the keys and cn let you in when you are down.
views corridors
Each lot has been oriented to preserve views corridors of the break at Second Point. Height restrictions and building footprint allowances have been carefully calculated to allow each homeowner to see Scorpion Bay in all its glory.
Passive Solar Design
By analyzing the year-round solar radiation angles and predominant wind patterns, our team created a set of design guidelines that minimize solar heat gain while maximizing natural ventilation in order to reduce cooling costs and enhance rooftop solar PV potential.
Local Materials
In partnership with local contractors, vendors, and residents, we have curated a list of locally available materials that support communities throughout Baja and ensure culturally appropriate designs while also reducing construction costs for lot owners.
Low Density
Combined with the height restrictions for views corridors and zoning for open space, density limits are put in place for each lot to mitigate impacts on the environment and retain the rustic, tranquil charm of the community for generations to come.
